Frequently asked refinancing questions

When does refinancing make financial sense?

It depends on your goal, the upfront costs, the new term and how long you will keep the mortgage. Compare remaining total costs and equity, not just the monthly payment.

What is a refinance break-even point?

It is the number of months of payment savings needed to recover upfront closing costs under a simplified calculation. It is not a complete profitability test.

Can a lower rate still cost more overall?

Yes. Resetting a mortgage with 12 years remaining to a new 30-year term may lower the payment but extend interest charges for many more years.

Does the calculator include taxes and insurance?

No. Its mortgage payment comparisons use principal and interest. Property taxes, insurance, HOA fees and mortgage insurance should be budgeted separately.

What is the difference between APR and interest rate?

The interest rate is used to calculate scheduled interest. APR can reflect certain loan finance charges and is useful for comparing the cost of credit; its exact calculation depends on applicable rules.

Should I roll closing costs into my refinance?

Financing costs reduces cash required at closing but increases the loan balance and future interest. Compare both approaches using accurate principal and cost inputs.

What are discount points?

Points are upfront charges often expressed as a percentage of the loan amount, sometimes exchanged for a lower rate. Compare point cost with actual payment savings and expected time in the loan.

Is cash-out refinance money free?

No. Cash-out increases mortgage debt secured by your home. The funds are borrowed and generally incur interest.

What is loan-to-value?

LTV is mortgage balance divided by estimated home value. Lenders use their own valuations and eligibility rules.

Does a refinance always require an appraisal?

Not always. Requirements vary by lender, product, loan program and eligibility. Ask the lender what documentation is required.

Can I refinance if I have negative equity?

Some specialized programs may have different rules, but standard options can be limited. Ask a qualified lender about eligibility rather than relying on a general calculator.

What if my mortgage has an adjustable rate?

The fixed-rate comparison tool does not forecast rate adjustments. Use the lender’s adjustable-rate disclosures and evaluate possible payment changes.

Can I pay extra principal after refinancing?

Many loans allow extra principal payments, but verify any prepayment penalty and the servicer’s posting rules. The extra-payment tool assumes each extra dollar reduces principal.

Are these live mortgage rates?

No. You enter hypothetical rates or figures from your lender’s written offers. RefiCalc365 does not display live mortgage pricing.

Does RefiCalc365 make loan offers?

No. The site provides educational calculations only and is not a lender, broker or loan approval service.
